- Evaluate the loan to determine if a transaction is "Clear to close"
- Examine the Title and vesting
- Perform tax, insurance, and reserve audits
- Finalize the Fee sheet
- Obtain a Closing protection letter and Wiring instructions
- Prepare Closing package (Doc Drawing of all documents)
- Review Closing package for any error or warning messages, clear as necessary
- Request and review the preliminary HUD-1 to verify figures to close
- Run Compliance
- Clear compliance issues prior to Closing
Mortgage Underwriting Services
- Evaluate the data in LoS with the documents submitted
- Update Loan Origination System (LoS) if discrepancies are found
- Perform 4Cs of Underwriting
- Capacity :

- Perform Cash flow analysis

- Provide “decision” for loan (Approval/Suspense)
Conditions Sign-Off
- Evaluate the documents for the conditions added by the Underwriter
- Re-calculate DTI
- Re-run AUS if required
- Add any new conditions (if required)
- Update Loan Notes in LOS
- Provide ‘Clear to close’ decision
Income Only Review
- Evaluate the data in LoS with submission documentation
- Review the Income documents based on the Doc type
- Calculate Income for Salaried/Self-employed/Other types of Borrowers
- Update the Income worksheet
- Add Underwriter comments to the Income worksheet
- Run AUS (if required)
- Review loan per product/program guidelines and add condition as required
- Send Preliminary Income approval to Client
